Planning Board approves Lincoln Hills tri-partite agreement, advances two site plan reviews.

Ayer Planning Board approves $308,045 tri-partite escrow agreement for Lincoln Hills Development. Town Planner Danny Ruiz confirmed the Department of Public Works cost estimate for remaining work; the private housing project, reviewed by town counsel, holds funds in an account controlled by the bank rather than the town should the developer default. The Board also endorsed two Approval Not Required applications for subdivisions at 30-38 Main Street and 64 Littleton Road, both conforming to zoning.
Two site plan reviews were opened and continued: 50 Jackson Street (lot cleared without prior approval, now subject to Section 9.6 Land Clearing review) and 64 Littleton Road (three homes with attached accessory dwelling units). The 64 Littleton Road applicant withdrew its site plan fee waiver request after Board discussion of stormwater management concerns raised by an abutting property owner; both hearings continue April 28.
