Ayer Zoning Board updates variance procedures to reflect recent state law changes. The board unanimously approved Rules and Procedures revisions implementing Chapter 40A modifications that ease variance approval through new practical difficulty standards, including provisions for soil conditions, land shape, financial hardship, infeasible alternatives, or non-self-created circumstances. The board also expanded abutters notification to email and extended variance validity to two years with renewal options.

Three officers were unanimously elected: Samuel A. Goodwin Jr as Chair, Jessica G. Gugino as Vice Chair, and Ron Defilippo as Clerk.
