Ayer Home Sales Range From $100,000 to $900,000 in Late June

AYER -- Nineteen property transfers were recorded in Ayer over the past month, but only nine disclosed a sale price. Among those, prices ranged from $100,000 to $900,000, with a top sale on Pleasant Street and a cluster of family trust transfers that left most of the month's deed activity without a reported price.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 19 property transfers in Ayer between June 19 and July 18, 2026. Of those, nine listed a sale price, ranging from $100,000 to $900,000, with a median of $560,000. The raw count of 19 transfers suggests active deed activity for the period, but more than half of the transactions -- 10 of 19 -- did not disclose a price, and most of those were transfers within the same family or into a trust rather than open-market sales. That limits how much the count alone says about buying and selling activity in Ayer this period.

TOP SALES

The month's highest-priced transaction was 83 Pleasant St., which sold for $900,000 on June 23. The sellers were Rory Dodd and Stephanie K. Dodd; the buyers were listed as R. Dodd and Hunter D. Thoen.

5 Juniper Ridge, Unit 16, sold for $680,000 on June 29. Andrzej Muszynski and Urszula Muszynska sold the unit to Michael and Dianne Sherman.

14 Shaker Pond Rd., Unit 14, sold for $655,000 on June 26. Haroun Hassan and Sarah Buliibwa sold to Jian Jiang and Xia Man.

17 Calvin St. sold for $600,000 on June 29. Ian H. Pushee sold the property to Joy S.G. Stafford.

111 Pleasant St. sold for $550,000 on June 30. The sale involved the Nancy A. Kalgren Living Trust, with Nancy A. Kalgren as trustee, selling to Brianna Germano.

NEIGHBORHOOD BREAKDOWN

Pleasant Street saw the most deed activity of any street, with three recorded transfers: the $900,000 sale at 83 Pleasant St., the $550,000 sale at 111 Pleasant St., and a transfer at 0 Pleasant St. with no price disclosed, involving the Cowfield Realty Trust II and buyer Aralcul LLC.

Littleton Road also had two transfers, both condominium units at 55 Littleton Rd. (Unit 25D and Unit 3D, Building 3), neither with a disclosed price.

Sandy Pond Road had two transfers: 51 Sandy Pond Rd., which sold for $515,000, and a condominium unit at 23 Arcadia Cir. (listed with a Sandy Pond Road address), which did not disclose a price.

Among the nine sales with disclosed prices, three fell under $500,000 (including the $100,000 and $317,500 sales), three fell between $500,000 and $600,000, and three fell between $600,000 and $900,000.

Fisher retaining sole ownership), and 55 Littleton Rd., Unit 3D, Building 3 (Steven Buono and Steven A. Buono to Steven A. Buono and Karen A. Buono as trustees). A related cluster of trust transfers tied to C. Jonathan Moore -- covering 0 Pleasant St., 0 Washington St. and 1 Rattlesnake Dr. -- all recorded June 23. The one undisclosed-price sale that was not a family or trust transfer was 55 Littleton Rd., Unit 25D, sold by Opta Solutions Inc. to Raissa C. Dadilva Xavier.

Six of the 19 recorded transfers involved condominium units -- at Arcadia Circle, Juniper Ridge, Shaker Pond Road, Groton Harvard Road and two units at Littleton Road -- while the remainder were single-family properties. The lowest disclosed sale price of the month, $100,000 for a condominium unit at 6 Groton Harvard Rd., was well below the next-lowest disclosed price of $317,500 at 18 Westford Rd.
