Ayer Home Prices Stretch to $980,000 as Late-Spring Sales Show Wide Range

AYER -- A cluster of transactions at or above $850,000 pushed the upper end of Ayer's late-spring market, even as 11 of 17 recorded deeds carried disclosed prices ranging from $330,000 to $980,000. The median sale price among disclosed transactions landed at $547,000.

  • MARKET OVERVIEW
  • Seventeen deeds were recorded in the South Middlesex Registry between May 28 and June 26, 2026, with prices disclosed on 11 of those transfers. Among the disclosed sales, prices ran from $330,000 at the low end to $980,000 at the high end, producing a median of $547,000. Six transfers carried no consideration amount, which is common in deed records and does not necessarily indicate arm's-length sales. The raw volume of 17 transactions in roughly four weeks reflects a moderately active recording period for a town of Ayer's size.
  • TOP SALES
  • The highest recorded price was $980,000 for 5 Lilac Lane, sold June 18 by Artemio Calvillo and Robert McDermott to Nisheeth and Neelam Shrivastava. Two sales on the same day, June 11, rounded out the top tier: 3 Mountain Laurel Road sold for $902,000, with the Phillips Family Trust conveying the property to Ravi Rajshekar Hiremath and Netra Mathada Kadalolli; and 51 Old Farm Way sold for $850,000, transferred by Christy and Colin Monahan to Jessica Elizabeth Pazienza and Matthew Robert Duong. A Pleasant Street address recorded June 23 also carried a notable price: 83 Pleasant St. sold for $900,000, with Rory and Stephanie K. Dodd as sellers and R. Dodd and Hunter D. Thoen as buyers — a transfer that shares surnames between grantor and grantee. Rounding out the upper tier, 84 East Main St. sold for $555,000 on June 17, conveyed by Hentley Holden LLC to Jennifer Marie Fialli and Andrew Michael Kimball.
  • NEIGHBORHOOD BREAKDOWN
  • Pleasant Street accounted for two recorded deeds on June 23 — 83 Pleasant St. at $900,000 and a parcel listed as 0 Pleasant St. with no disclosed price — making it the only street with multiple entries this period. Three sales fell in the $500,000–$600,000 range: 84 East Main St. at $555,000, 126 Sandy Pond Rd. at $547,000, and 31 Atherton St. at $525,000, along with 12 Brook St. at $519,000. Two sales landed in the $400,000–$500,000 range: 4 Vernon St. at $485,000 and 23 Jonathan Dr. at $400,000. The lone sub-$400,000 disclosed sale was the condominium unit at 1 Markham Circle, Unit 1D, which sold for $330,000 — the only unit address in the dataset, suggesting it is the period's sole condo transfer among disclosed sales.
  • MARKET NOTES
  • Square footage data is not available from deed records, so price-per-square-foot analysis cannot be performed. The dataset includes several transfers that warrant attention for patterns rather than speculation: the June 23 cluster of four deeds involving Moore C. Jonathan TR, Maple Sugar LLC, ZLM Real Estate Trust, Cowfield Realty Trust II, and related entities — some transferring parcels at 0 Washington St., 0 Pleasant St., and 1 Rattlesnake Dr. with no disclosed prices — suggests a series of related or reorganizational conveyances rather than standard residential sales. Similarly, 10 Oak Grove St. transferred between Jerry A. DeWalt and Julie L. Rice DeWalt as individuals to the same parties acting as trustees, a pattern consistent with a trust formation transfer. At 7 Mulberry Circle, the buyer and seller names are identical — Katieann and Justin Maly — which is a common indicator of a title or ownership-structure adjustment rather than a market sale. These six undisclosed transfers are excluded from the price analysis above.
