AYER — September 28, 2021 — Ayer Planning Board unanimously approves four-unit Central Avenue condo after months of engineering review. The board voted 4-0 at its September 28 meeting to approve the site plan for 60 Central Avenue, a proposed four-unit residential condominium submitted by applicant Alex Flores and engineered by Scott Hayes of Foresight Engineering, with the final plan dated September 24, 2021. Five special conditions attached to the approval require a pre-construction meeting with the town planner and Department of Public Works, a long-term stormwater operations and maintenance plan, completion of a rebuilt five-foot bituminous sidewalk with vertical granite curbing at the driveway entrance, installation of landscaping, and — if needed — Ayer Fire Department permits before any blasting. The board dropped a sixth recommended condition requiring a construction surety bond, with Member Ken Diskin arguing the project's limited scope did not warrant it. Abutter Norman Buck of 58 Central Avenue raised concerns in a same-day letter about sightlines near the shared utility pole, snow piling between the two driveways, and the mail kiosk location; Hayes confirmed plantings are set back a minimum of 18 feet from the sidewalk and that snow storage areas cover roughly 33 percent of the parking lot surface.
